Many homeowners are caught by surprise to learn their Northeast Ohio City requires a Point of Sale Inspection in order to sell their home. The required Point of Sale Inspections for Northeast Ohio homes for sale range from exterior (including sidewalks) or interior only, to both interior and exterior, while some point of sale inspections are strictly looking at mechanics, such as sewer systems. Fees range from city to city, as well as the requirements.

Noteworthy Items:
- Violation corrections can be very costly, and have been prohibitave in the sale of a home, we highly recommend you call your city as part of the first steps of selling your home.
- If violations have been found, they will need to be corrected prior to transfer of the home, the city will need to re-inspect after violations have been corrected. If repairs are satisfactory, the city will issue a compliance certificate, allowing for an occupancy permit.
- For violation repairs, check with your city for a list of approved contractors.
- Even if a buyer is willing to assume the city violations, 1.) assumption must be allowed by the city, 2.) assumption must be approved by the buyer's lender, if they are taking a mortgage, 3.) the amount to be deposited in escrow to cover the costs of repairs range from 1.5 - 3 times the amount of the repairs (could be more), depending on city and lender requirements, 4.) the city will specify an allowable time to correct violations.
- Septic systems will fall under state, county, and city requirements, so if you have a septic system, call either your city or county to inquire about inspections.
- The title company working on the sale and transfer of your home will run a search with the city to check for point of sale requirements. If they find one is needed, they will request the certificate of compliance. A certificate of compliance is needed to complete the transfer of your home.
